Q. Where do I pay my rent?
A. Mail your check or money order to RoseHill Place, 3600 SW Gage Blvd.,
#97, Topeka, KS 66614, or it may be dropped off at the Managers office in the
Community Building. Rent is due on the first of the month and is considered late
after the 5th. After the 5th, a $25.00 late fee will be applied according to the
terms of the lease.
Q. How often is the trash collected?
A. Each tenant is responsible for securing his or her own trash service.
All garbage should be place in bags and tied shut. Trash containers should be
stored in the garage except on pickup days.
Q. How many parking spaces do I have?
A. Four, two are in your garage and the other two are immediately in
front of your garage in your driveway. Parking any place else, except in the
designated parking area, is prohibited. This includes both you and your guests.
Q. May I paint my apartment?
A. Yes, but only with the same brand name paint and color we use in all
the apartments in this complex. Please check with the manager before painting
anything. If you use the wrong paint, you may end up owing us to re-paint your
unit to specifications.
Q. There are bugs in my apartment. What should I do?
A. We recommend you purchase a can of Raid or similar product to treat
the interior of your apartment. The exterior of your apartment is treated upon
request. If you are experiencing a serious infestation, please submit a
Maintenance Request, or call our emergency maintenance number.
Q. May I install a clothes line?
A. No, laundry lines strung outside or within the units are prohibited, even
temporary ones.
Q. Do I need to do any yard work?
A. No, unless you plant flowers in the mulch areas available at some of
the units, then you will need to keep that area free of grass and weeds.
Otherwise, it is necessary to keep areas clear of anything that will interfere
with mowing and trimming. Ample area on the patios is available for flower pots.
Q. May I wash my car in the driveway?
A. No. You may not wash or repair cars or similar vehicles in the driveway,
or any other place on the property.
Q. I am having a problem with a neighbor. What should I do?
A. Neatly write a note outlining the problem, dates of occurrence, and
person(s) involved, be sure to sign and date it before dropping it by the
Manager's office. If you prefer, you may mail it to the office. Within 72 hours
of receiving the complaint, the manager will investigate the complaint to
determine the factual elements and decide the best approach to deal with the
grievance. Issues considered
as an emergency or life threatening should be addressed to the Police by calling
911.
Q. How often should I change my AC/Furnace filter?
A. Filters are changed by the management company twice each year.
However, for maximum performance, tenants are invited to change their own
filters more often if the air or heat is running more frequently due to very hot
or very cold weather.
Q. Is the complex locally owned?
A. Yes, it is locally owned by Continental Management, Inc. of Topeka. We
currently own and manage several properties here in Topeka as well as other
properties throughout the state of Kansas and some properties in Texas. Local
contractors are used as necessary in almost all situations and equipment and
supplies are purchased here as much as possible.
Q. Do you provide snow removal?
A. Yes, for the sidewalks, street and driveway.
Q. What is the Community Building used for?
A. The Community Building is for tenants to use to entertain family and
guests by putting their event on the calendar with the site manager. A $25.00
refundable deposit is required for usage which will be returned when the
facilities are left clean. Money-making ventures, such as in-home parties, etc.,
are not allowed. Various functions, such as card playing, morning coffees,
potluck dinners, etc., will be planned for those who wish to take part. Dates
and times will be made available through the newsletter.
Q. Are pets allowed?
A. Yes, with some restrictions. Please click on the 'Pets' link for
details.
Q. Is there a safe area to go to for bad storms?
A. Yes, on the east end of the Community Building there is a driveway
which leads to an underground bunker. When weather is threatening, the door will
be unlocked for those tenants who wish to seek shelter there. Entry to the
bunker is also available on the west end by going down a flight of stairs.
